I_e~Jer the rents of the Property, provided that Borrower shall, prior to acceteration under paragraph 18 hereof or abandon-
ment of the Property, have the right to collect and retain such rents sc t6ey bocome due and payabk.
Upon acceleration under paragraph 18 hercof or abandonment of the Propeny. Lende~ shall be entitled to have a
receiver appointed by a court to enter upon, take possession oI a~d manage the Property and to collect the ronts of the
Property, including thost past due. AU rents collected by the rcceiver shall be applied flrst to payment of the coats o[
management of the Propeny and coll~ctio~ of rents, including, but not limited to, receive~'s fees, premiums on rcceiver's
bockis and reasonable attorney's foes, and then to the sums secured by this Mortgage. 71~e receiver shall be liable to account
only for those rcnts actually receiv~d.
21. Foture Adrascea. Upon request by Borrower, Ixnder, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest therean. shall be secured by this
Mortgage when evidenced by promissory nota stating that said notes are socured hereby. At no time shall the principal
amou~t of the inJebtodness securod by this Mortgage, not including sums advanced in accordance hetewit6 to protect the

22. Rdea~e. Upc~n payment of all sums socured by this Mortgage, Lender shall release this Mortgage witbout chuge
to Bonower. Bonower shall pay all costs of recordation. it any.
23. Attoraey's Fees. As used in this Mortgage and in the Note. "attomey's fees" shall include attorney's fees, if any,
which may be awarded by an appellate court.
