Assi~omeot ot Reat~ Appoiatmeat ot Receiver. As additional security hercunde~. Borrower hereby sssigns to Le~der the rents of the P~operty, provided that Borrower shall, prior to acceleratio~ under parag~aph 18 hercof or abandon- ment o[ the Pwperty, have the right to collect and retaia such rentc ~ t6ey become due and payable. Upon acceleration under paragraph 18 hereot or abandonment of the Pruperty. Lender shall be entitled to have a receiver appointed by a~ourt to entt~ upon. take possession of and manage the Property and to collect the rents of the Property. including those past due. The receiver shall be liable to account only tor those rents actually rcceived. 21. Futnre Ad~antes. Upon request by Borruwer, I_ender, aE Lender s option within twenty years from the date oi this : Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest theroon, shall be securcd by this . Mortgage when evidencod by promissory notes stating that said notes arc secured hereby. At no time shall the principal amount of the indebtodness securcd by this Mortgage, not including sums advanced in aooordance herewith to protect the security of this Mortgage. excced the original amount af the Note plus USS. 22.
