no acceleration had occurred.
20. Assi~omeot ot Reat~ Appoiatmeat ot Receiver. As additional security hercunde~. Borrower hereby sssigns to
Le~der the rents of the P~operty, provided that Borrower shall, prior to acceleratio~ under parag~aph 18 hercof or abandon-
ment o[ the Pwperty, have the right to collect and retaia such rentc ~ t6ey become due and payable.
Upon acceleration under paragraph 18 hereot or abandonment of the Pruperty. Lender shall be entitled to have a
receiver appointed by a~ourt to entt~ upon. take possession of and manage the Property and to collect the rents of the
Property. including those past due. All rents collected by the receiver shall be applied first to payment of the costs o(
management of the Propeny a~d collection of rents, including, but not limited to; receiver's fas, premiums on receiver's
bonds and reuonabk attorney's fces, and then to the sums secured by this Mortgage. The receiver shall be liable to account
only tor those rents actually rcceived.
21. Futnre Ad~antes. Upon request by Borruwer, I_ender, aE Lender

Mortgage when evidencod by promissory notes stating that said notes arc secured hereby. At no time shall the principal

security of this Mortgage. excced the original amount af the Note plus USS.
22. Rdease. Upcm payment o[ all sums secured by this Mortgage, l.ender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Altorsey's Fees. As used in this Mongage and in the Note, "attorney's fees" shall include attorney's fces. if any..
which may be awardod by ao appellate coun.
