ment of the Property, have the right ta collect and retain such rents a~ tLey become due and payabk.
Upon acceleratio~ undcr paragraph 18 hereof or abandonment of the Properiy, l.ender shall be entilkd to have a
~ecciver appointed by a wurt to enter upon. take posxssiun ot and manage the Property and to colket the rents of the
Propeny, including thoae pasl due. All rents collected by the rcceiver shall be applied 8rst to payment of the costs of
management of the Propeny and collection of rents, including, but not limited to, receiver's fees, premiums on rcceiver's
t~onds and reasonabk attorney's fces, and then to the sums secured by this Mortgage. '[l~e receiver shall be liable to acrnu~t
only for those rents actually received.
21. Frture Advaoca. Upon request by Borrower, l.ender, at I_emier's option within twenty years fr~m ihe date ot this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest the~eon. shall be securcd by this
Mortgage when evidencod by promissory notes stating that said ~ota are secured hereby. At rw time shall t!x principal
amou~t of the indebtodness secured by this Mortgage, not including sums advanced in acxordance herewith to prot~ct the
security ot this•Mortgage, ezcoed the original amount of the Note plus USf.
22. Rekaee. Upan payment of all sums secured by this Morigage, Lender shall r+elease this Mortgage without chuge
to Borrower. Borrowe~ shall pay all cos~c of recordaian. i( any.
