(d) Barrower takes such actio~ as L.ender may reasansbly rcquirc to assure that the lien of this Mongage. I.ender's interest
in the P~operty and Borrower's obligation to pay the sums securcd by this Mortaage shall continue unimpaired. Upon such
payment and cure by Bor~uwer. this Mortgage and Ihe obligations secured hereby shall rcmain i~ full torce and e(fect as if
na acceleration had occurred. 3
2A. Assi~nmeat ot Reat~ Appoiatmeat ot Receiver. As additiona) security hercunder. Borcower hercby assigns to
I_endet the rents of the Property, provickd that Borrower shall, prior to acceleration under paragraph 18 hercof or sba~don-
ment of the Pmperty, have the right to collec~ and retain such rcnts as tbey bocome due and payabk. 3
Upon acceleration under paragraph 18 hereof or abandonment of the Property, I.ender shall be entitled to have a
receiver appoi~tod by a court to enter upon. take pos.ussion ot and manage the Aroperty and to collect the renu of the
Prupeny, including those past due. All rcnts collectod by the receiver shall be applied flrst to payment of the costs of
management of the Property a~d collection of rents, including, but not limited to. roceiver's tees. prcmiums oo receiver's
bonds a~d reuonabk attorney's fees, a~d then to the sums secured by this Mortgage. The roceiver shall be liable to account ?
only [or those rcnts actually roceived.
21. Futnre Advaeces. Upon request by Borrower, l.ender, at L.e,~der's option within twenty years from the date of this ~
Mortgage, may make Future Advanca to Borrower. Such Future Advances, with intercst thercon, shall be secured by this
Mortgage when evidencod by promissory notes stating that said notes arc secured hereby. At no time shall the principal ~
amou~t of the indebtodness secured by this Mohgage. not including sums advanced in accordance hecewith to protect the ~
security of this Mortgage. excced the original amount of the Note plus USS.
22. Rdea'e. Upan payment of all sums secured by this Mortgage. Lender shall rekase this Mongage without charge
to Borrower. Borrower shall pay all costc of recordation. if any.
23. Attorsey's Fees. As used io this Mortgage and in the Note. "attorney's fcei' shall include attorney's foes. if any.
which may b~, awardod by an appellate court.
