WITNESSETN: That if the Purchaser shall first make the payments and perform the
covenants hereinafte~ mentioned on the part of the Purchaser to~be made a~d performed, the
Seller hereby covenants to canvey and assure to the Purchaser, in fee simple, by good and
~ufficient deed, clear of all incumbrances whatever, exceptfn~ unpaid taxes for the current

~ 5. In the case: uf the failure of the Purchaser to make any of said payments, or
