A. LAND USE AND MOBIIE HOME TYPE '
No lot shall be used except for residential purposes. No building or mobile
i~a»e shall be erected, altered, placed or permitted to remain on any lot other than a
~,ne family mobile home of not less than forty-five (45) feet and one attached carport
ur garage for not more than two cars,and one attached Florida room, and no more than
une out building either temporary or permanent, without the written consent of AVON
MANOR PARK~ INC.
B. EASEMENT ~
here is hereby ~eserved an easement and right of way over the rear ten (10)
feet of each lot for the installation and maintenance of utilities and drainage facil-
ities.
C. NUISANCES .
o noxious or offensive activities shall be carred on any lot, or shall any-
thing be done thereon which may become an annoyance or nuisance to the neighborhood.
Ali owners of lots shall maintain their Property i~ such manner so as ~ot to create
health or.fire ha2zards or to leave any lots in en unslghtly condition. AVON MANOR
PARK, INC. reserves the right to~enter upon any lot to pa~cei, to mow, burn, or clear
any weeds or debris and reserves the right to assess the owner for the cost thereof.
D. LIVESTOqC AND POUITRY
No animals, livestock or poultry of any kind shall be raised, bred or kept
on any lot except that dogs, cats or any other household pets may be kept provided
chey a~e not kept, bred, or maintained for any catmercial purpose. Dogs shall not
be allowed to run loose.
E. GARBAGE AND REFUSE UISPOSAI
No lot shall be used or maintained as a dumping ground for refuse or trash.
Garbage or other waste shall be kept in sanitary containers with a tight fitting cover.
All incinerators or other equipment for the storage or disposal of such material shall
be kept in a clean and sanitary condition. All lot owners or occupants shall be re-
uired tA use a garbage collectio~ service that collects garbage and trash at least
~2) twice per week and to pay ~easonable charges which may be made for such collection
service. ;
F h{OBILE HOME SET-BACK AND LUCATION
No mobile home shall be ocated on any lot nearer than Twenty-Five (25) feet
to the front line or to the side street line. No mobile hane shall be located nearer
than Fifteen (15) feet to the back_lot line. Each mobile home shal) be centered on
the lot with the ends facing the short side of the lot.
G. PLACEMENT OF CLOTHES LINES
No clothes lines or other item for the hanging of wash or clothes for the ~
purposes of drying, shall be permitted anywhere except on the rear fifteen (15) feet
of each lot.

: No mobile home may be placed on a lot that dces not have a valid r~~otor vehicle

~ without the a~ritten consent of AVON MANOR PARK, INC. Each mobile hane placed or maintained
~ on any lot must be maintained in a first class condition.
s J. SKIRTING
~ Each mobile home shall have a base or skirting to sufficiently enclose the en-
5 ;ire perimeter of the mobile home and the base or skirting shall be in keeping with the
~ design of the mobile home.

~ K. TAGGED VEHICLES
~ No vehicles of any type not properly licensed and tagged and in running condi-
~ ;ion shall be stored on any lot or right of way. No owner shall have more than 2 cars
~ parked on premises at any given time, exclusive of guests.

L. FENCING
x No lot may be fenced, except with chain link fence and metal post.

1 M. TIE DOWNS
No mobile home may be placed on a lot unless it is tied down in compliance with
