The Mortgdgee may, at his option, and without waiving his right to accel~rate the indebtedness hereby secured a~d to forecluse 1he same, pay either before or after deliyuency any ur all of Ihose certain obligatiuns reyuired by the terms hercof to be paid by the Mortgagor tor the protection of the murtgage security or tor the collection ot the indebtedness hereby secured. That the abstract or abstracts of title covering the mortgaged property shal) st all times, during the G(e ot this mortgage, rcmai~ in possession of the Mortgagee and in event of the foceclosure of this mortgage or other transfer of titk to the mortgaged property in ertinguishment o[ the indebtedness secured hereby, ap right, titk and interest ot the Mortg,agor in and to any such abs~racts of title shall pass to the purchaser or grantee. _ 4. To the. extent of the indebtedness of the Mortg~gor to the Mortgagee described herein or secuted her~by. the Mortgagee is hereby wbrugated to the lien or liens and to the rights ot the owners and holders thereof of exh and every mortgage, lien or other incumbrance on the land described herein which is paid and/or satisfied, in whole or in part. out of the proceeds of the loan described herein or secured hereby, and the respective liens of said mortgages, liens or other incum- brances, shall be and the same and each of them hereby is p~eserved and shall pass to and be held by the MorCg~gee herein as security for the indebtedr~ess to the Nortgagee lierein described or hercby secured; to the same extent that it would have been preserved and w•ould have been passea tu and been held by the Mortgagee had it been duly and regularly assigned, trans- ferred, set over, and deli~•ered unto the :1lortgagee by separate deed of assignment, notwithstanding Ihe fact that the same may be satisfied and cancelled of record, it being the intention o( the parties hereto that the same will be satisfied and can- celled of record by the holders thereof at or about the time of the recording of this mortgage.
