ment of the Prope~ty. have the right to collect and retai~ such rcnts as they become due and payabk. ~
Upon acceleration under paragraph 18 hereof or abandonment of the Property, i.ender shall be entitled to have a
receiver appointed by a coun to enter upon, take possession of and manage the Property and to collect the rents of ihe
Pruperty. including thoae past due. Ail rents collecte~ by the receiver. shall be applied first to payment o[ the costs of !
management of the Property and collection of rcnts, including, but not limited to, receiver's fees. premiums on receiver's j
tionds and reasonabk attorney's fees, and then to the sums secured by this Mortgage. The receive~ shall be liable to account ~
only for those reats actually received. : ~
21. Future Advancea. Upon rcquest by Borrov?•er, Lender, at Lender s option within twenty yean from the date of this ~
Mortgage, may make Future Advances to Borrow•er. Such Future Advances, with interest thereon, shall be secured by ihis ~
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal ~
amount o( the indebtedness secured by this Morfgage, not including sums advanced in accordance herewith to protect the ~
security of this Mortgage. exceed the original amount of the Note plus USS..2,SQ~.00
Z2. Rele~se. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge .

23. Attorney's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fees, if any,
which may be awarded by an appellate court. .
