ment of the Property. have the right to collect and retain such rents u tbey become due and payabk.
Upon acceleration u~der paragnph 18 hercot or abandonment of the Property. I.ender shall be entitled to have a
receiver aPpointed by a court to enter upon, take posxssion af and manage the Property and to collcct the rents of the
Property, including those past due. All rents collectod by the receive~ shall be applied titst to payment of the costs ot
management of the Propeny and collection of rc~ts, including, but not limited to, receiver's fees. prcmiums on receiver

bonds and reasonabk attorney's foes, a~d then to the sums secured by this Mortgage. 'ilie receiver shall be liable to account
o~ly far those rents actually receivod.
21. Fotrre Ad~asca. Upon request by Bo~rowe~, I.ender, at l.ender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with intercst thereon. shall be xcuted by this
Mortgage when evidet~ced by promissory notes stating that said notes arc secured hercby. At no time shall the principal
amou~t o[ the indebtodness securod by this Mortgage, not including sums advanced in accordance herewith to ptotect the
security of this Mongage. exceed the original amou~t of the Note pl~u USS.
22. Release. Upctn payment of all sums secured by this Mortgagc. Lender shall rclease t6is Mortgage without charge
ta Borrower. Borrower shall pay al! costs of recordation, it any.
23. Attoney's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fces. if any.
which may be awuded by an appellate court. ~ _
