Lender the rents of the Propeny. provided Ihat Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Pmperty. have the right to collect and retai~ such rents as they become due and payabk.
Upon acaleration under pangnph 18 hereof or abandonment of the Property, Lender sball be entitled to have a
receiver appointed by a court to enter upon. take posseuion of and manage the Property and to collect the nnta of the
Property. iocludina those put due. All rents sollxted by the receive~ shall be applied fint to payment of the coats of
managemeat of the Propeny and collection of rcnu, including, but not limited to. receiver's fees. premiums on receiver's
bonds and reuonable attorney's fees, and then to the sums secured by this Mortgage. The receiver shall be liable to account
only for Yhose rents actually received.
21. Fotnre Adraece~. Upon request by Borrower, Lender. at Lender's option within twe~ty years from the date of this
Mortgage. may make Future Advanca to Borrower. Such Future Advances, with interat theroon. shall be aecured by this
Mortgage when evideaced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtednexs socured by this Mortgage. not including sums advanccd in accordance herewith to Qrotect the
