THIS INDENTU made this 28th day of September , 19 78 , by
and between PROTEAN S~ ~CINC., a New York corporation, hereinafter called "Grantor",
and OHN~I~FRICKER,PAUL A. FRICKER,MARY ROSS HAUSMAN ?'M.~~whose address
is 3200 North AlA Unit 608 Ft. Pierce Florida 33450 , of the County
of St. Lucie and State of Florida ,hereinafter called "Grantee",
their heirs, executors, administrators, personal representatives, successors and
assigns, wherever the context so requires os admits: p
WITNESSETH:
That the said Grantor, for and in consideration of the sum of TEN DOLLARS (S10.00)
and other good and valuable considerations to it in hand paid by the Grantee, the
receipt whereof is hereby acknowledged, has granted, bargained and sold to the Grantee and
Grantee's heirs, successors and assigns forever, the following described land, situate,
lying and being in the County of St. Lucie, State of Florida, and more particularly
described as follows:
Condominium Unit No. 608 of SEA PINES TOWER CONDOMINIUM, according to
the Declaration of Condominium thereof dated the 20th day of December ,
19 77 , recorded in Official Records Book 280 at Page 2622 et. seq., of the
Public Records of St. Lucie County, Florida; together with all the
appurtenances thereto, all according to the said Declaration of Condominium
and Exhibits attached thereto.
This ccnveyance is subject. to the following:
1. Taxes and assessments for the year 19 78 and subsequent years.
2. Conditions, restrictions, limitations and easements of record.
3. Any portion of the. subject premises being artificially filled land
in what was: formerly navigable waters, is subject to the terms, conditions, and
reservations contained in the Submerged Lands Act (43 U.S.C. 1301 et. seq.).
4. The rights and easements for commerce, navigation, recreation, and
fisheries. -
5. Declaration of Condominium of SEA PII~irS TOWER CONDOMINIUM dated December 20 ,
19 77 and recorded in Official Records Book 280, at Fage2622 et. seq. of the Public Records
of St. Lucie County, Florida, including all Exhibits thereto.
And the Grantor does hereby specially warrant the title tc said lands and will
defend the same against the lawful claims of all persons whomsoever, claiming by, through
