ownership of the promises.
11. That no waiver of any covenant herein or of tM obligation secured hereby shall at any time thereafter bs held to be
s waiver of the terms hereof or of the note securod hereby.
12. That if the Mortgagors default In any of the covenants or agroements contained heroin, or In said note then the
Mortgagee may perform the same, and all expendituros (including reasonable attorney's tees) made by the Mortgagee in So doing
shall draw interest at the rate of eight percentum (8°1(0) par annum. end shall be repayable immediately and without demand by
the Mortgagors to the Mortgages, and. together with Interest and costs accruing thereon. shall be secured by this mortgage.
13. That the mailing of a written notice or demand addressed to the owner of recoM of the mortgaged premises. or diredad
to the said owner at the last addross actually iumishad to the Mortgagee, or directed to said owner at said mortgaged promises.
and mailed in the United States mails. shall be suNkiant notice and demand in any case arising under this Instrument and ro-
quired by the provisions heroof or by law.
14. This Mortgage shall securo not ony existing indebtedness, but also such tuturo advances. whether such advances sro
obligatory or to be made at the option of the Mortgagee. or otherwise, as are made within twenty (20) years from the date here•
of. to the same extent as if such tuturo advances wsro made on the date of the execution of this mortgage, but such secured
indebtedness shall not exceed at any time the maximum principal amount of = 1,$,.500.00 . plus interest, and any
disbursements made for the payment of taxes, levies or insurance, on the property covered by the lien of this mortgage, with In-
terest on such disbursements.
The covenants herein contained shall bind. and the benefits and advantages shall inure to, the respective heirs, executors.
administrators and assigns of the parties hereto. Whenever used, the singular number shall include the plural, the plurel the singu• _
Iar. and the use of any gender shall include all genders.
