any Residences now existing or hereafter constructed upon the Future Develop-
ment Property and their family members, guests, lessees, licensees and invitees
which Roadway Easement shall be appurtenant to and run with the Future
Development Property and any Residences now or hereafter constructed thereon
and in favor of any condominium association or other homeowners association
now or hereafter formed to maintain and administer any or all parts of the
Future Development Property, and each of their respective servants, agents,
employees, invitees and licensees (all of the foregoing being hereinafter
collectively referred to as "Recipients") . The Roadways shall be used for the
purposes of providing ingress, egress and access to and from and between
the Future Development Property and (1) all publicly. dedicated roadways
which meet or connect to the Roadways and (2) any private roadways to
which the Recipients or any of them have easement rights and/or rights of
user for pedestrian and vehicular traffic and for the installation and mainte-
nance of underground utilities now or hereafter serving the Future Develop-
ment Property or any portion thereof . The Owners of the Future Development
Property being served by the Roadways shall' have the right and obligation to
maintain same as is hereinafter set forth which rights and obligations shall
run with and inure to the benefit of and be binding upon .the portions of the
Future Development Property being so served thereby .
B . Equities does hereby grant unto the Governmental Authorities a
perpetual .nonexclusive easement over and across and rights of user with
respect to the Roadways for ingress, egress and access to and from and
between the Future Development Property for Governmental Purposes . The
easement in favor of the Governmental Authorities herein granted in this
paragraph shall inure to the benefit of and run exclusively to such Govern-
mental Authorities and no other persons or entities shall have any rights ,
claims or interests by reason of or arising under the easement herein granted
in -favor of the Governmental Authorities .
C . Equities does hereby grant unto all Owners of any portion of the
Future Development Property or any Residence now existing or hereafter
constructed upon the Future Development Property, and unto any condominium
association or homeowners association, the members of which are Owners of
Residences located upon the Future Development Property , and their respec-
tive heirs , administrators , successors and assigns , certain easements and
rights (the "Sewage System tights") with respect to use of the sewage system
to be located upon the Future Development Property (the "Future Development
Property Sewage System") , and =connected with the sewage system located
within ,the Section 1 Condominium (the "Section 1 Sewage System") , as said
~ Sewage System Rights are hereinafter more particularly set forth . These
Sewage System Rights shall run with and be appurtenant to the Future Devel-
opment Property and all portions thereof and -inure to the benefit of all Owners
and occupants of any portion of the Future Development Property
1. The Sewage System Rights include, but are not
z limited to, the _-.right of all Owners to use and be -
served by the lift station (the "Future Development
Property Lift Station") to be located upon the Future
Development Property at the location more .particular-
ly described on Exhibit F attached hereto and made
_ apart hereof, and the force main referred to in the
Agreement and hereinafter referred to as the "Future
Development Property Force Main" located on that
portion of the Future Development Property more
particularly described on Exhibit G attached hereto
and made a part hereof , connecting the Future
Development Property Lift Station with the Section 1
Sewage System.
