Purcl~aser, by acceptance and cxecution of this lteceipt, acknowlecf~;es
that this purchase of a condominium ~u~it at O(:UW VILLAGC OF tflJf(.'NINSON ISLANI~
is subject in every respect to'the Declaration of Condominiun as to tlie condomini~.~n
in which his unit is located and Exl~ibits attached tliereto, including but not
limited to (whether the same are attached to the Declaration of referred to
therein), the By-laws of the Association Articles of IncoYporation, the R~iles and
Regulations, copy of projected operating budget, copy of sales brochure and floor '
plan of apartment purchased by Purchaser, and all Amendments to the aforesaid Ue-
claration and Exhibits and the Articles of Incorporation, Ay-I.aws and Ueclaration
of Covenants and Restrictions of the,Property Owner's Association; and Purchaser
further aclrnowledges receipt of and reading and examination of said Declaration, its
Exhibits, and budget, sales brochure and floor plan, and aclmowledges tliat each•and _
every pmvision of the foregoing is essential to the sucessful operation and ma~iage-
ment of the Condominitan property and is in the best interests and for the benefit of
all the owners therein. Purchaser and all owners of parcels in the aEoredescribed ~
Condominium covenant and agree to abide by each and every provis'ion of said Declar- ~
ation of Condominium and Exhibifs attached thereto. Purchaser hereby ratifies and ~
confirn~ and approves all of the teYms and~provisions of said lleclaration of Condo- !
minit,mi and Exhibits attached thereto, and agrees that tlie assessment under the
Property Owners' Association docwnents referred to above and the provisions thereof
are resonable, fair and equitable, and said Purchaser aclanowledges and confirm.S
that the Declaration of Covenants and Restrictions of the Property Owners' Association ~
has encLOnbered and impressed a lien upon the Condominiian parcel being conveyed to
Purchaser, as security for ~is obligations under the said Declaration of Covenants
and Restrictions of the Property Owners' Association and saici Purchaser assimies the
obligations as to the Property Owners' Association as to his condominiwn parcel.
Purchaser confiYms that all warranties, representations and inducements, if any, are
as contained in the aforesaid Declaration of Condominit,mi and Exhibits attached there-
to, and the comnon expenses and the sums due under the Property Owner's Association
and other charges are estimated only. No wa~ranty or guaranty is made or intended
nor may one be relied except where the.same is s~ecifically warranted or guaranteed
in said Declaration of Condominium and the Exhibits attached thereto.
