Units or the Common or Limited Common Elements, or to determine
compliance with the provisions of this Declaration and the By-
Laws of the Association.
(5) Prohibitions. To show no signs, advertisements or
notices of any type on t e Common or Limited Common Elements, or
his Unit and erect no exterior antenna and aerials except as
consented to by the Board of Directors of the Association; however,
if the Developer provides a Master Television Antenna System or
CATV~hookups, no .aerials shall be allowed under any circumstances
except as are necessary for said CATV or Master Antenna System.
The provisions-hereof relating to signs, advertisements and
notices shall not apply to the Developer.
(6) Develo er's Ri ht to Enter. To allow the Developer
to~enter his Unit to a ter utility lines, cables, pipes, and.
other utility facilities for a period of two (2) years after said
Unit has been conveyed to him, provided, however, that in such
event the Developer shall fully restore and repair the premises
from the effects of such alteration.
C. Failure to Maintain by Unit Owner. In the event the
Owner of a Un1t fails to .maintain t and the Limited Common
Elements, as required herein, or makes any addition or alteration
without the required written consent, or otherwise violates or .
threatens to violate the provisions hereof, the Association,
shall have the right to proceed in a court of law for an injunction
to seek compliance with the provisions hereof. In addition
thereto, the. Association shall have the right to levy an assessment
against the Owner of the Unit, and the Unit, for such sums as are
necessary to restore the Unit to good condition and repair. Said
assessment shall have the same .force and effect as all other
special assessments. The Association shall have the further
right to have its employees and agents, or any subcontractors
appointed by it, enter the Unit at all reasonable times, to do
such work as is deemed necessary by the Board of Directors of the
Association to enforce compliance with the provisions hereof.
D. Exterior Colors. The Association shall determine the
exterior color scheme of the building and all exteriors and
interior color scheme of the Common Elements, and shall be respon-
sible for the maintenance thereof. No Owner shall paint an
exterior wall, door, window, or balcony, or any exterior surface,
or replace any part thereof or anything affixed thereto without
the written consent of the Association.
E. Other Items to be Maintained. The Association shall be
responsible for the maintenance, repair and replacement of the
Common Elements and all other portions of the Condominium Property
not required to be maintained, repaired and/or replaced by the
Unit Owners.
ARTICLE XVI
PARKING
The Board of Directors~of the Association may assign specific
parking spaces to the Unit Owners in this Condominium. All
.parking spaces are located within the parking areas shown and
designated on Exhibit No. "1" attached hereto. The assignment of
a parking space shall not be recorded in the Public Records of

St. Lucie County. The Board of Directors of the Association
shall have the right to change the assignment of such specific
parking spaces from time to time as to the Unit Owners in this
