enant at the time of delivery of said deed that the premises are

herself in her capacity as Personal Representative, and-that she
will warrant and defend the same against the lawful claims and de-`
wands of all persons claiming by, through or under the said HOWARD'

said deed shall be executed and delivered within thirty (30) days

assign in her representative capacity all of the estate's right,.
title and interest in and to the Stevens note and mortgage refer-
enced as Exhibit "A" of the Stipulation filed herein. Said assign
