this Mortgage, the Note and note securing Futuro Advances. if any, had no acceleration occurred; (b) Borrower cures
all breaches of say other oovenaats or agreements of Borrower contained in this Mortgap; (c) Borrower pay: all reasonable
vxpensa incurred by Lender in enforcing the covenants and agroemenu of Borrower ooutained in this MortpBa and is
enforcing Lender's remedka as provided in paragraph 18 hereof. including, but not limited to, reasottabk attorney's fees; and
{d) Borrower takes such action u Leader may reasonably require to assure that the lien of tM~is Mortgage, Lender's interest

20. AasigBweBR of RetNp A~oNttareN of Reeelver. As additional security hereunder. Borrower hereby assigns to
Lender the tents of the Property. Provided that Borrower shall. prior to accekration under paragraph 18 hereof or abandon-
ment of the Property, have the right to collect and retain such rents a: they become due and payable.
Upon sooeleratiou under paragraph 16 hereof or abandonment of the Property, Lender shtttl ba entitled to have a -
receiver appointed by a court to enter upon. take possession of and manage the Property and to oolkct the rents of the
Property, including those past due. All rents collected by the receiver shall be applied Rrst to payment of the costa of
management of the Property and collection of rents, including, but not limited to. receiver's fees, premiums on receiver's -
bortel: and reasonabk attorney's fees, and then to the sums secured by this Mortpp. The receiver shall be tiabk to acxount
only for chase renb actually received. "
21. Futtree Airareee. Upon request by Borrower. Lender, at Lender's option within twenty years from the date. of this
Mortgage, may make Futuro Advances to Borrower. Stich Future Advances, with interest thereon, shall be secured by this
Mortpp when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtednaa secured by tbis Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortpp, exceed the original amount of the Note plus USt.. • . • • • • • • - • • .
22. Releine. Upon payment of all sums secured by this Mortgage. Lender shall ukase this Mortgage without chop
to Borrower. Borrower shall pay all costs of recordation. if any.' -
28. Atooney's Fee. As used in this Mortgap and in the Note. "attorney's fees" shall include attorney's fees, if any,
which may be awarded by as appellate court.
