prior to entry of a judgment enforcing this Mortpge if: (a) Borrower pays Lender all sums which would be then due under
this Mortgage, the Note and notes securing Futuro Advances. if any, had no seceleration occurred; (b) Borrower cures
all breaches of any other oovenaab ar agreements of Borrower contained in this Mortgage; (c) Borrower pays all reasonably
expenses incurred by Lender ~h yntarcing the covenants and agreements of Borrower eoataiaed is this Mortpp and is
eatorring Lenders remedial ss provided in paragraph 18 hereof. including. but not limited to, reawnabk attorney's tee:: and
(d) Borrower takd such action as Lander may reasonably require to auuro that the lien of this Mortpge, Lender's interest
in the Properly and Borrower's obliption to pay the sums secured by this Mortpge shall continue unimpaired. Upon such
paymart and cure by Borrower, this Mortgage and the obliptions secured heroby shall remain in full force and affect as if
ao accekration had occurred.
20. Asdptaaesk d ReNq Appietmest d Racelver. As additional security hereunder. Borrower hereby assigns to
Lender the tents of the Property. provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property. Nava the right to oallect and retain such rents of they become. due and payabk.
Upon sooelentioa under paragraph 18 hereof or abandonment of the Property, Lender sbaq be eatitkd to have a
roceivyr appointed by a court to enter upon, take possession of and manage the Property and to oolkct the rents of the
Property. including those past due. All Hots collected by the receiver shall be applied. first to payment of the costs of
management of the Property and collection of rents. including, but not limited to, receiver's foes, premiums on receiver's
bonds aad reasonabk attorney's fees, and than to the sums secured by this Mortpge. The roaiver shall be liable to account
onty [or those rents actualty received. .
21. Entree Aavanea. Upon request by Borrower, Lender. at Lender's option within twenty years from the date of thi:
Mortgage,_may make Future Advances to Borrower. Stich Future Advances, with interest thereon. shall be secured by this.
Mortgage when evidoaeed by promissory notes stating that said notes are secured hereby. At-no time shall the principal
atnouat of the indebtedaeas secured by this Mortgage. not including sums advanced in aocordanee herewith to protect the

Z2. Raksiee. Upon payment of all sums secured by thu Mortgage, Lender shall release this Mortgage without charge
to Botrorver. Borrower shall pay all costs of recordation. if any.
23. Attorsiey'a Fes. As used in this Mortgage and in the Note, "attorney's foes" shall include attorney's •fees, if any,
which may be awarded by an appellate court. -
