20. Mdpreat ot Re~ Appoi~tse~t ot Recei~er. As additionai security heoeunder. Borrower hereby assigns to
Lender the rents of the Property. provided that Borrowe~ shall, prior to acakntion uoder parajraph 18 heroof or abandoa• ~
ment of the Pmperty. have the right to rnlket and retain such rcnts a~ tLey become due and payabk.
Upon acoelecation under puagraph 18 hereof or abandonment o[ the Pmperty. L,ender sbaU be entitled to have a
rocciver appointed by a court to enter upon, take possession of and manage the Property and to colkct the rents of the
Property, iocluding those p~st due. All rents calkctcd by the rcceiver shall be applied flrst to payrtxnt of the coats of
management of the Property and collection of re~ts, inciuding, but not limited to, reoeiver'a feas. pnmiums on receiver's
bonds a~ ressonabk attoraey's fea. and then to the sums socured by this Mortgage. The receiver shall be liable to aocount
only for those rents actwlly rectived.
21. Rwsre Ad~a~cet. Upoa rcquest by Bornower, Lender, at LendePs option withia twenty years from the date of this
Mortgage. may make Future Advancxs to Borrowor. Such Future Adva~oas. with interest thereon, shall be secured by this
Mortgage when evidenoed by promissory notes stating that said notes are securod hercby. At no time shall the principal
amount of the indebtedness secured by tl~is Mortgage. not including sums advancxd in aocordanoe herewith to protect the
security of this Mortgage~ eacceed the original amou~t of the Note plus USS. ..---r.----r--r.
