all breaches of any other oovetunb or agreemenu of Borrower contained in this Mortpge; (c) Borrower pay: all reasonable
expense incurred by Leader in enforcing the covenanb and agroetnenb of Borrower contained in this Mortpge and is
entorciag Lender's romedies as provided is parograpb 18 hereof. includins, but not limited to, roasonabk attorneys tea; and
(d) Borrower takes such action as< Lender may reasonably requiro to assure that the lien of this Mortpp. Leaders interest
in the Property and Borrower's obliption to pay the sums secured by this Mortpge shall continue unimpaired. Upon such
payment and curo by Borrower, this Mortgap and the obliptions secured hereby shall remain is tub force and etlect as it a
no acceleration had occurred. -
20. Assfis>mtM of Rs~ AppohttseN at Receiver. As additional security hereunder, Borrower hereby assigns to - -
Ltnder the rcnb of the Property, provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandoo-
ment of the Property, have the right to collect and retain such rents as they become due and payabk.
Upon accekration under paragraph 18 heroof or abandonment of the Property, Lender sbatl be entitled to have a
receiver appointed by a court to enter upon. take possession of and manage the Property and to oolkct the ronb of the
Property, including those past due. All rents collected by the receiver shall be applied first to payment of the cab of
management of the Property and collection of rcnb, including. but not limited to, receiver's fee. premiums on receiver's
bonds and reawnabk attorney's fees. and then to the. sums secured by this Mortpge. 'I1te receiver shall be liable to account
only for those ronb actually received.
21. Rrtare Advances. Upon request by Borrower. Lender, at Lender's option within twenty years from the date of this -
Mortpge, may make Futuro Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortpge when evidenced by promissory notes stating that said notes aro secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortpge, not including sums advattccd in accordance herewith to protect the -
security of this Mortpge, exceed the original amount of the Note plus USS.
Z2. Reieaee. Upon payment of all sums secured by this Mortgsge, Lender shall ukase this Mortpp without charge -
to Borrower. Borrower shall pay all cosh of recordation. if any.
23. Attorwey's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fees: if any.
which Wray be awarded by an appellate court. -
