This conveyance is subject to the following: 1: Taxes and assessments for the year 19 7~ and subsequent years. 2. Conditions, restrictions, limitations and easements of record. 3. Any portion of the subject premises being artificially filled land in what was formerly navigable waters, is subject to the terms, conditions, and reservations contained in the Submerged Lands Act (43 U.S.C. 1301 et. seq.). 4. The rights and-easements for commerce, navigation, recreation-, and fisheries. 5. Declaration of Condominium of SEA PINES TOWER CONDOMINIUM dated December 20 , 19 , and recorded in Official Records Book 280, at Page2622 et. seq. of the Public Records of St. Lucie County, Florida, including all Exhibits thereto.
