expense: incurred by Lender in enforcing the covenants and aFeements of Borrower contaltted is this Mortpge and in
enforcing Lender's retnedip as provided in pa~raph 18 hereof, including, but not limited to-, reasonabk attorney's fees; and
(d) Borrower takes :tech action as bender may reasonably require to assurY3 that the lien of this Moctpge, Lender's interest
in the Property and Borrowec't obGptiorr to pay the sums secured by this Mortpge shall oontiatre unimpaired. Upon such
payment and cure by Aorrower. this Mortpp and the obtiptiorts aecurod hereby shag remain in fuU force and eQect as if
no aocelentioa had centered.

Leader the cent of the Property. Provided that Borrower shall: prior to aooekratiou under paragraph 18 hereof a abandon-
ment of the Property. have the right to collect and retain such rents as they become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property. Lender ahaU be entitled to have a _
receiver appointed by a court to enter upon, take possession df and rMnage the Property and to collect the rents o[ the
Property, including thane past due. All rent: collected by the receiver >ihall be applied first to payment of the costa of
managerttent of the Property and collection of rents. including, but not limited to. recaver's fen, premiums on receiver's

Mortpge, may make Future Advarroes to Borrower. Such Future Advances, with intenr3t thereon, shall be secured by this
Mortpp when evidenced by promissory notes stating that said notes are secured hereby. At no-time shall the principal
amount of the indebtedness secured by this Mortgage. not including wren advanced in sooordance herewith to proteM the
security of this Mortgap, exceed the originat amount at the Note plus USS..... .
