20. Assi~~me.t ot Reut~ Appoiat~oeat ot Receire~. As additional security hercunder. Borrower he~eby assigns to
I.e~der the rents of the Property. provided that Borrower shall, prior to accekration under paragraph 18 hereof or abandon-
ment of the Pmperty, have the right to collect and retain such rents as t6ey become due and payabk.
Upon acceleration u~der .paragraph 18 heroof or abandonment of the Property. Lender shall be entitlc+i to have a
receiver appoi~ted by a court to enter upon, take possession of and manage the Property and to collect the rents of the
Property, i~cluding those past du~. All' rents collected by the rcceiver shall be appliod fitst to payment of the costs ot
management of the Ptoperty and collection of rents, including, but not limited to. receiver's fea, premiums_on receiver's
honds and reuonabk attorney's fas, and then to the sums secured by this Mortgage. The receiver shall be liable to account
unly to~ those rents actually received. '
21. F~tnre Adraeces. Upw+:e~uest by Borrowe~, 1_ender, at Lenders option within twenty years from the date of this
Mortgage, may make Futurc Advances to Borrower. Such Future Advances, with interest theroon~ shall be secured by this
Mortgage when evidenced by promissory notes stating that said nota arc secured hereby. At no time shall the principal
amount of the indebtodruss secured by this Mortgage, nut including sums advanced in accordana herewith to protcct the
security ot this Mortgage. exceed the ariginal amount of the Note plus USS.
22. Rekare. UpQn payment of all sums secured by this Mortgage, l~nder shall rclease this Mortgage without chuge
to Borrower. Borrower shall pay all costs of record~tion, if any. ~
23. Attoraey's Fees. As used in this Mortgage and in the Nute. "attorney's fees" shall include attorney's fees. if any.
which may be awarded by an appellate coun.
