Assi6nmeat ot Reatx Appolatment ot Receirer. As additional securily hereunder. Borrower hereby assigns to I.ender the rents uf the Property, provided that Borruwer shall, prior to accele~ation undet paragraph 18 hereof or abandon- ment of the Prnperty, have the right to coltect and retain such rents as they become due and payabk. • Upon acceleration under paragraph IR hereof or abandanment of the Property. I.ender shall be entitlod to have a receiver appointed by a court to enter upon, take posses~ion ot a~d manage the Property and to collect the rents of the Property, including those past due. All rents rollected hy the receiver shall be appliod first to payment of the costs of manag~rr~nt of the Propeny a~d coilectian of reots, including, but not limited to, roceiver's fees, prcmiums on receiver c bonds and reasonabk attorney's ices, and then to the sums secured by this Mortgage. The receiver shall be liable to account anly (ar those rents actually received. 21. Fature Advaoces. Upan request by Iiorrower, I.eoder, at I_ender s option within twenty years from the date of this M~rigage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this Mortgage when evidtnced by promissory notes stating that said notes are secured hereby.
