20. A~si~aaeat ot Reatr, Appolatmeat ot Receiver. As additionai security hereunder. Borrower hereby sssigns to
Lender the rents of the Pmperty. provided that Borcower shall, prior to accekratan unde~ puagraph 18 hereof or abandoa-
ment of the Property. have the right to rnllect x~d retain such rents u they become due and payabk.
Upon acceleration under puagraph 18 hereo( or abandonment of the Pmperty. I.ender shall be entitled to have a
receiver appointed by a court to enter upon. take posseuion of and manage the Property and to colkct the rents of ihe
Property. including those put due. All rents collected by the reaiver shall be applied first to payment of the costs of
management of the Properry and collection of rcnts, including, but not limited to. roceiver's fees. premiums on reaiver's
bonds and reaso~abk uttorney's fees, and then to the sums secured by this Mortgage. 'Ihe rxeiver shall be liable to aocount
only [or ehose re~ts actually received. ~
21. Futnre Ad~~sca. Upon rcquest by Borrower, Lender, at Lender's option within twenty yesrs from the date of this
Mortgage. may make Future Advanca to Borrower. Such Future Advances. with interest thercon. shall be secured by this
Mortgage when evide~ced by promissory notes stating that said notes are socured hercby. At no time shall the principai
amouot of the indebtedness socured by this Mortgage. not including sums advanced in aocordanoe ~erewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS. • • • - • • • • • - • • • • • • •
22. Releaee. Upon paymeot of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall payall costs of recordation. if any.
23. Attorney's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's foes. if any.
which may be awuded by an appellate court.
