ment of the Property. have the ri~ht to collect and retain such renis as they baome due and payabk.
Upon accelention under puagraph 18 hereof or abandonme~t of the Pmperty. Lender shal) be eatiQed to have a
receiver appointed by a court to enter upon. take possession of and manage the Property snd to collect the rents of the
Property, including those past due. All renu collxtod by the rcceiver shall be applied first to payment ot the costs of
ma~agement of the Propeny and collection of re~ts, including, but not limited to. receiver

only for those rents actually received.
21. Fntue Advanc~s. Upon rcquest by Borrower, L.ender. at I.ender's option withia twenty years fran the date of this
Mortgage. may mske Future Advances to Borrower. Such Future Advanca. with iaterest thereon. shall be secured by this
Mortgage when evidenced by pmmissory notes stating that said nota are securod hereby. At no time shall the priacipal
amou~t of the in~btedness secured by this Mortgage, not including sums advanced in accordanoe herewith to protect the
security of this Mortgage. exceed the original amount of the Note plus USS."'"-""
22. Releare. Upon payment of all sums secured by this Mortgage. Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay alt coats of recordation. if any.
23. Attorney's Feea. As used in this Mortgage and in the Note, "attorney's tea" shall include attorney's fees. if any.
which may be awardcd by an appellate court.
