20. Assi~oaieat ot Reotr Appoietmeat ot Rtceire~. As additional security heeeunder. Bortower hereby assigns to
Le~der the rents of the Property, provided that Borrower shall, prior to accele~ation unde~ paragraph 18 hereof or ~bandoa-
ment of the Property. have the ri~ht to rnllect snd retain such rcnts as ihey become due and payable.
Upon acceleradon under puagraph 18 hereof or abandonment of the Property. Lender shall be entitled to have a
receiver appointed by a rnurt to enter upon. take possession of and manage the Property and to collect the rents of the
P~operty. including those pzst due. All rcn!s collected by the rcceiver shall be appliod first to payment of the costs of
ma~agement of the Propeny and collection of rents, including, but not limited to. receiver's fets, premiurtu on roceiver's
bonds aad reasonabk attorney's fas. and then to the sums securod by this Mortgage. The receiver shall be liable to account
only for thoae rents actually received.
2l. Fntnre Advaoces. Upon request by Borrower, Lender. at Lender's option within twenty years from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with interest thercon, shall be seeurod by this
Mortgage when evidenced by promissory. notes stating that said notes are secured hereby. At no time shall the principal
amount of the i~debtedaess xcured by this Mortgage, not including sums advanced in accordance herewith to protect the

22. RdeaK. Upon payment of all sums secured by this Mortgage, Le~der shall release this Mortgage without chuge
to Borrower. Aorrower shall pay all costs of recordati~n. if any.
23. Attorney's Fees. As used i~ this Mortgage and in the Note, "attorney's fees" shall include attorney's fees. if any,
which may be awuded by an appellate court.
