20. Aasi~~meet ot ReaM. A~poiataaeat ot Receiver. As additional security hee+eunder. Borrowe~ hereby sssigas to
Lender the rents of the Property, provided that Borrowe~ shall, prior to accekration under para=raph 18 heeeof or abandou-
ment of the Property. hsve the right to collect aad retain auch rents u they becoax due and payabk.
Upon accelention under puagraph 18 hereof or abandonme~t of the Propecty. L.ender shall be entidtd to have a
receiver appoi~ted by a court to enter upo~. take possession ot a~d manage the Property and to coltect the rents of the
Property. including those put due. All rcnts collected by the raxiver shall be applied tirst ta payment of the coata of
management of the Property and collection of rents, includi~g. but not limitcd to. receiver's fees. prcmiums on receiver's
bonds a~d rcaso~abk attorney's fas. and then to the sums securod by this Mortgage. '[~e receive~ shall be liable to account
only for thcue rents actually receivod. -
21. Futore Advancts. Upon rcquest by Borrower. Lender. at Lender's option within twenty yeus from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with intereat thereon, shall be secured by this
Mortgage when evideacod by promissory notes stating .that said notes an secured hereby. At no time shall the priacip~l
amount of the i~debtedness securod by this Mortgage, not including sums advanced in accordance herewith to protect the _
