20. As,s~ameal ot Reuts~ AppoiMment ot Recelver. As additional security hereunder. Borrower he~eby assigns to
Lender the rents of the Property. provided that Borrower shall, prior to accekration under puagraph 18 hereoi or abandoa-
ment of the Property. have ihe right to collect and retain such rents as they become due and payable.
Upon acceleratio~ uader puagraph 18 hercof or abandonmcnt of the Property. Lender shall be entitled to have s ~
rcceive~ appointed by a coun to enter upon. take posscssion of and manage the Pmperty and to collect the reMs of tbe
Property, including those past due. All rents collceted by the recsiver shall be applied 6rst to payment of the costs of i
management of the Property and collection of rcnts, including, but not limitcd to, receiver's fea, premiums on receiver's
boads and reasonable attomey'a fees, and then to the sums secured by this Mortgage. 7Le roceiver shall be liable to account
only for thoae rents actually received.
21. Future Advaects. U~on requast by Bornower, Le~der, at Lender's option within twenty years from the date of this
~lottgage. may tnalce Future Advances to Borrower. Such Fdture Advances, with interest thereon. shall be secuted by this ~
Moitgage when evidenced by promissory notes stating that said notes are secured henby. At no time shall the priacipal ~
amou~t of the indebtedness secured by this Mongage. not including sums advanced i~ acxordancx herewith to protect the }

22. Rdease. Upon paymeat of all sums secured by this Mortgage. Lender shall relesse this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation. if any. .
23. Attoraer's Fees. As used in this Mortgage and in the Note, "attomey's fces" shall include attorney's fees. if any, ;
which may be awarded by an appellate co4rt.
