20. A~weat ot Reair Appintme~t ot Receiver. As additianal security hercunder. Borrower hereby assigna to
Lender the rents of the Ptoperty. provided that Bomower shall, prior to accekration under paragraph 18 hercof or abandon-
ment of the Property, have the right to collect and retain such rents as they become due and payable.
Upon acceleration under paragraph 18 hereot or abandonme~t ot the Property. Lender shatl be entitled to have a
rcceiver appointed by a coart to enter upon. take possession of a~d manage the Property and to colkct the rents of the
Property. including tho~se put due. All rents collxted by the raxiver shall be applied first to payment of the costs of
mana~ement of tUe Property ar~d collection of re~ts, including, but not limited to. receiver's fea, premiums on receiver's
bonds and rcasonabk attorney's feu. artd the~ to tbe sums secured by this Mortgage. 7be receiver shall be liable to accouat
only for those renta actually received.
21. Fetaore Advaece~. Upon request by Bormwer, Lender, at Lender's option withio twenty years from the date of this
Mortgage. may make Futun Advanca to Bomower. Such Future Advances, with interat thereon, shall be sccured by this
Mortgage when evidencod by promissory notes stating that said nota are secured hercby. At no time shalt the principal
amount of the indebtedness secuctd by this Mongage, not includina sums advancxd in accordance henwith to protect the
security of this Mortgage. exooed the original amount of the Note plus USS . . . . . .
