Assi6ameN ot Reat~ Appointmeat ot Recciver. As additional xcurity hereunder. Borrower hereby assigns to I_ender the rents of the Property, provideJ that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon- ment of the Property, have the right to collect and retain such rents as t6ey become due and payable. Upon accelention under parag~aph 18 hereot or abandonment of the Property, Lender shal) be entitlod to have a receiver appointed by a court to enter upon, take possession of and manage the Property and to collect tht rents of the Property, including thos~ past due. The recerver shall be liable to account only for Ihose rcnts actually rcceived. 21. Fetnre Ad~ancea. Upon reyuest by Borrower, 1_cnder, at I_ender s option within twenty years from the date of this Mortgage, may make Futurc Advances to Borrower. Such Future Advances, with interest thercon, shall be secured by this Mortgage when evidenced by promissory notes stating that said notes are socured hereby. At no time shall the principal amount of the indebtedness secured by this Mongage, not including sums advanced in accordance herewith to protect ihe security ot this Mortgage. exceed the original amount ot the Note plus USS. 22. Reka6e. Upqn payment ot all sums secured by this Mortgage, Lender shali release this Mortgage without charge to Bortower. Borrower shall pay all costs of recordatK?n, if any. 23. Attorney's Fees.
