all breaches of any other covenxnts or agrcements ot Borrower contained in this Mortgage; (c) Borrower paya all reasonable
expenses incurred by I.eadsr in enforcing the covenaqts and agreemenu ot Borrower contained in this Mortgage and in ~
entorcing l.ender's remedia as provided in paragraph 18 hereot, including, but not limited to, rcasonable attomey's fees; and -
(d) Borrower takes such action u Lender may reasonably require to assurc that the lien of this Mortgage. Lender's i~terest
in the Property and Botmwer's obligation to pay the sums secured by this MoAgage shal) continue unimpaired. Upon such
pa~ment and cun by Borrower. this Mangage and the obligations secured hercby shall rcmain in full force and etfect as i[
no accele~ation had occurrcd.
20. Assi6ameN ot Reat~ Appointmeat ot Recciver. As additional xcurity hereunder. Borrower hereby assigns to
I_ender the rents of the Property, provideJ that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property, have the right to collect and retain such rents as t6ey become due and payable.
Upon accelention under parag~aph 18 hereot or abandonment of the Property, Lender shal) be entitlod to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect tht rents of the
Property, including thos~ past due. All rents collected by the receiver shall be applied 6rst to payment of the costs of
management of the Propeny and cullection of rents, including, hut not limited ta, receiver's fees, prcmiums on receiver's '
twnds and rcasonabk attorney's fces, and then to the sums secured by this Mortgage. The recerver shall be liable to account
only for Ihose rcnts actually rcceived.
21. Fetnre Ad~ancea. Upon reyuest by Borrower, 1_cnder, at I_ender s option within twenty years from the date of this
Mortgage, may make Futurc Advances to Borrower. Such Future Advances, with interest thercon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are socured hereby. At no time shall the principal
amount of the indebtedness secured by this Mongage, not including sums advanced in accordance herewith to protect ihe
security ot this Mortgage. exceed the original amount ot the Note plus USS.
22. Reka6e. Upqn payment ot all sums secured by this Mortgage, Lender shali release this Mortgage without charge
to Bortower. Borrower shall pay all costs of recordatK?n, if any.
23. Attorney's Fees. As oscd in this Mortgage and m the Note. "attorney's fees" shall include attorney's foes, i( any,
which may be awarded br an appellate cuurt.
