20. A~sipmeM ot Rent~ Appoiatmcat of Receiver. As additional security hereunder. Borrower hercby assigns to
I_e~det the rcnts of the Properiy, provided Ihat Bonower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment o[ the Propeny. have the right to collect and retain such rents u t6ey bccome due and payabk.
Upon accelention under paragraph 18 hercof or abandonment of the Property, i.ender shall be entitled to have a
receiver appointed by a~rourt to enter upo~, take possession of and manage the Properry and to collect the rents of ihe
Property, including those past due. All rents collected by the rcceiver shall be aQplied fint to paymeot ot the coats of
management of t!x Propehy and collection of rcnts, includiug, but not limitod to. roceiver i fees, premiums on receiver's t
bonds and reasonabk attomey's fas, and then to the sums secured by this Mortgage. The receiver shall be liable to account
only tor those rcnu actually rcceiv~~.
21. F~tnre Advaocea. Upon reyuest by Borrower, 1_e~der, at l.cnder s option within twenty yeus from the date of this
I~lortgage. may make Future Adva~ces to Borrower. Such Future Advances, with interat thereon. shall be securcd by this
Mortgage when evidencod by promissory notes stating that said notes arc s~curod hereby. At no time shall the principal
amount of the indtbtednest secured by this Mortgage, noi including sums adKanced in accordance hercwith to protect the
security of this Mortgage, excced the original amount o( the Note plus USS. . -
22. Release. Upqn payment ot all sums sacured by this Mortgage, Lender shall r~elease this Mortgage without chuge
to Borrower. Borrower shall pay all costs o[ recordation, if eny.
23. Altorne~'s Ftes. As used in this Mortgage and in the Note. "attorney's fces" shall include attorney's fees, if any,
which may be awarckd by an appellate court.
