expenxs incurred by Leader in entorcing the covenagts and agrcements ot Borrovrer contsined in this Mongaga and in
enforcing Lender

payment and cure by Borrower. this Mortgage and the obligations secured hueby shall remain in full force and eBect as if
no acceleration had occurrcd.
20. Assi~ameat ot Reafx Appolatmeot ot Receive~. As additional security hereunde:. Borrower hereby assigns to
l.ender ihe rcnts of the Propcrty, provided that Borrower shall, prior to acceleration under paraaraph 18 hereof or abandoa- ;
ment of the Pmperty, have the right to collect and retain such rcnts u they bocome due and payabk.
Upon acceleration under paragraph 18 heroof or abandonment of the Property, Lender shall be entitlod to have a
recoive~ appointed by a court to enter upon. take possession ot aod manage the Pmpetty and to collcet the rents of the
Propeny, including those past due. All rents collectcd by the receiver shall be applied Brst to payment of the coats of
management of the Property and collection of rents, including, but not limited to. receiver's foa. premiums o~ receiver's
bonds and reasonabk attorney's fces, and then to the sums secured by this Mortgage_ The receiver shall be liable to account ~
only for those ronts actually received. ~
21. Foture Advauca. Upon request by Borrower, l.ender, at I_ender's option withia twe~ty yean from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advanca, with intercst thereon. shall be secured by this
Mortgage whtn evidenced by promissory notes stating that said notes an sccured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security ot this Morigage. exceed the original amount o( the Note plus USS.
22. Rdea~e. Upqn payment of all sums secured by this Mortgage, Leoder shall releau tt~is Mortgage without chuge
to Borrower. Borrower shaU pay all costs of recordation, if any.
23. Attorney's Fees. As used in this Mortgage and in the Note. "attorney's fces" shall include attorney's tees, if any,
which may be awardat by an appellate coun.
