id) Borrower taka such action as l.ender may rcasonably reyuirc to assure that the lien ot this Mortgage. l.enckr's intercst
in the Property and Borrower's obligation to pay Ihe sums securcd by this Mortgage shall continue unimpaired. Upon such
payment and cure by Bor~owcr, this Mo~tgage and the obligations securcd hercby shall rcmain in (ull force and eHect u it
no acceleration had occurred.
20. A~aa~eot ot Rent~ Appoiateaeat of Receirer. As additional xcurity hercunder. Borrower hercby assigns to
l.ender tt~e rents of the Property, proviJed that Borrower shall, prior to acceleration ur~de~ puag~aph 18 hereo[ ot abandon-
ment of the Pmpeny, have the right to collect and retain such rents ac t6ey bocome due and payabk.
Upon accelention under paragraph 18 hereof or abandonment ot the PropeNy. Lender shall be e~titled to have a
receiver appointed by a~-ourt to enter upon, take possession o[ and manage the Property and to collect tht rents of the
Pruperty, including those past due. All rents collecteci by the receive~ shall be appliod first to payment of the costs of
management of the Property and collection ot rents, including, but not limited to, receiver s fea, premiums oo receiver's
bonds and reuonabk attorney's fces. and the~ to the sums secured by this Morigage. 7~e rece~ver shall be liable to account
only for Ihose rents actually receivod.
2l. Foture Ad~saca. Upon request by Borrower, l.ender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thercon. shall be securcd by this
Mortgage when evidenced by promissory notes stating that said notes are securcd hercby. At no time shall the principal
amount o( the indebtedr~ess xcured by this Mortgage, not including sums advanced in accordance herewith to protect the
sccurity of this Mortgage. excced the original amount of the Note plus USS-
22. RNease. Upcm payment of all sums secured by this Mortgage. Le~der shall release this Mortgage without charge
to Borrowe~. Borrawer shall pay all costs of rocordation. it any.
23. Attorxy's Fees. As used in this Mortgage and in ~he Note. "attorney's fees" shall include attorney's fces, if any,
which may be awarded by an appellate court.
