this Mortgage, the Note a~d notes secu~ing Future Advances, if any, had no acceleration occu~red; (b) Borrower cures
all breacha o[ any othet covenants o~ agreements of Borrower containcd in this Mortgage; (c) Borrower pays all reasonable
expenses incurred by Le~der in entorcing the covenants and aQrcements of BoROwer contained in this Mortgage and in
enforcing Lender a remedies as providcd in paragraph ! 8 hercof, including, but not limited to, reasonable attorney's ters; and
(d) Borrower takes such action u Lender may reasonably reyuirc to assure that the lien ot this Mortgage. I.ender's interat
in the Property and Bormwer's obligation to pay the sums secured by this Mortgage shall continue u~impaired. Upon such
payment and curo by Borrower. this Mortgage a~d the obligations secured hereby shall rcmain i~ tull force a~d effect u it
no acceleration had occurred.
20. A~si~aa~eat ot Rent~ Appotatmeat ot Recei~e~. As additional security hercunder, Borrower hereby auigns to
Lender the rc~ts of the Property, provided that Born~wer shall, prior ~o acceleration unde~ parag~aph 18 hercof or abandon-
ment of the Property, have the right to collect aod retain such rents as they become due and payable.
Upon acceleration under paragraph 18 hereof or abandunment ot the Property, Lender shall be encitled to have a
rcceiver appointed by a court to enter upon, take posxssion of and ma~age the Pmperty and to collect the rc~ts of the
Property, including thox past due. All rents collected by the receiver shall be applied flrst to payment of the costs of
management of the Propeny and collection of rents, including, but not limited to, receiver's _fees. premiums on receiver's
bonds and reawnable attorney's fees, a~d then to the sums secured by this Mortgage. The receiver shall be liablt to account
only for thox rc~u actually received. -
21. Future Advanc~s. Upon request by Borrower, Lender, at l_ender s option within twenty years from the date of tfiis
Mortgage. may make Future Advances to Borrower. Such Future Advanca, with int~rat thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
ucurity of this Mortgage, exceed the original amount of the Note plus USS . . . . . . . . . . . . . . . . . . . . . . . . .
22. Relea~e. Upon payment of all sums secured by this Mortgage. Lender shall rrlease this Mortgage without chuge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Attoroey's Fees. As used in this Mortgage anc! in the Note. "attorney's fees" shall include attorney's fees. if any,
vvhich may be awuded by an appellate court.
