reasonably neceuary to the use thereof, including, but not limited to, range~s, refrigerators, clothes washers, clothes dryers, ~
~ or carpeting purchucd or Ananced in whole or in put with loan funds, all water, water rig~ts, and water stock pertaining
~ thereto, and all payments at any time owing to Borrower by virtue of any sale, lease, transfer, conveyance, or tondemnation
~ of any part thercof or interest therein-all of which ue herein calltd "the property"; ;
TO HAVE AND TO HOLD the Property unto the Govecnment and its assigns forever in fee simpla
~ BORROWER for himself. his heirs, executors, administrators. successocs and assigns WARRANTS THE TITLE to the
~ property to the Government against aU lawful clairns and decrunds whatsoever e:cept any liens, encumbrances, easements,
a raervations, or conveyances specified hereinabove, and COVENANTS AND AGREES u foUows:
~ (1) To Qay promptly when due any indebtedness to the Government hereby secured and to indemnify and uve harmless
~ the Government ag~inst any loss under its insurance of Payment of the note by reuon oE any default by Borrower. At all
~ times when the note u hcld by an insured holder, Borrower shall continue to make payments on the note to the Government, ?
; as collection agent for the holder.
~ (2) To pay to the Government such Eees and other charges u may now or hereafter be required by regulacions of the
; Fumers Home Administration.
~ (3) lf requued by the Government, to makc additional monthly payments of 1/l2 of the estimated annual ta:es,
asseumenu, insuranct premiums and other charges upon the mortgaged premises.
5 (4) Whether or not the note is insured by the Government, the Government may at any pme pay any other amounts
~ requued hertin to.be paid by Borrower and not paid by him when due, u we11 as any cosu and expenses for the preservation,
protection, or enforcement of thu lien, as advances for the account of Borrower. All :uch advances shall beu interest at the
~ rate borne by the note which hu the highest interest rate.
~ (5) All adrances by the Government u dexribed by this instrument, with interest, shall be immediately due and payable
t by Borrower to the Government without demand at the place designated in the latest note and shall be secured hereby. No
such advance by the Government shall relieve Borcower from breach of his covenant to pay. My payment made by Borrower i
~ may be applied on the note or any indebtedness to the Go~ernment secured hereby. in any order the Governmrnt determines. ~

~ (6) To use the loan evidenced by the note solely for Purposes authorized by the Government. f
(7) To pay when due all taxes, liens, judgments, encumbrances, and asseumenu lawfully attaching to or assessed against
~ the property, induding all chuges and assessments in connection with water, water rights, and water stock pestaining to or }
~ reasonably neceuary to the use of the rea) property described above, and promptly deliver to the Government without demand
; receipts evidencing such Payments. -
