HomeMy WebLinkAbout1401 2. Phase I contains eighteen (18) two-bedroom Apartments and six
(6) one-bedroom Apartments. The Apartments designated by the letters A
and D each have two (2) bedrooms with each such Apartment containing
approximately 1, 280 square feet. The Apartments designated by the letter B
also have two (2) bedrooms with each such Apartment containing approximately
1, 296 square feet . The Apartments designated by the letter C each have one
(1) bedroo_
m with each such Apartment containing approximately 816 square
feet. As part of Phase I, the Developer has provided the following items of
personal property: one (1) pool table, eight (8) card tables with thirty-two
(32) chairs, two (2) tables with eight (8) chairs, one (1) refrigerator, one
(1) stove, one (1) dishwasher, one (1) trash compactor, one (1) couch and
two (2) lounge chairs, carpeting and vinyl flooring, ten (10) outdoor patio
chairs, at least two (2) sets of shuffleboard playing equipment and one (1) '
net for tennis court.
3. Hereto annexed as Exhibit A-1 and made a part hereof is a
survey of Phase I and a graphic description of the improvements th-ereon and
a plot plan thereof , collectively hereinafter referred to as the "Survey" . The
Survey shows and identifies , among other things , the Common Elements ,
Limited Common Elements and each Apartment and shows their relative loca-
tions and approximate dimensions . Attached to the Survey and made a part
of this Declaration is a certificate prepared, signed and conforming with the
requirements of Section 718.104(4)(e) of the Act.
4 . Certain of the parking spaces ("Parking Spaces") shown on
the Survey and on the surveys with respect to the additional Phases (if, as
and when such respective Phases are added to this Condominium) will be set
aside for guest parking ("Guest Parking Spaces") . Guest Parking Spaces _
shall be used by guests and business invitees of Apartment Owners under
rules and regulations promulgated by the Board . There shall be assigned to
each Apartment Owner the use of one (1) Parking Space in the manner de-
scribed in Article XIV hereof .
5. Notwithstanding the .fact that the Parking Spaces may be
assigned for the specific use of given Apartments, Parking Spaces remain
Common Elements and shall be maintained, repaired, replaced and assessed for
such maintenance , repair and replacement in the same manner as Common
Elements . The use of the Parking Spaces by certain types of vehicles may be
regulated and limited by rules- and regulations promulgated by the Board.

C. The following is a description of the proposed improvements for
Phases II through XVI:

~ 1. Phase II, if added to this Condominium pursuant to this Decla-
~ ration by amendment hereto, shall consist of the real property more particu-
lady described in Exhibit B attached hereto and made a part hereof (the
~ "Phase II Land") and those improvements, including, but not limited to,
Buildings 619, 621, 623 -and 625 and the parking facilities shown on Exhibit -
B-1 attached hereto and made a part hereof, the said Exhibit B-1 being -a
survey and plot plan for Phase I I (the "Phase II Survey") .
2. Phase. III, if added to this Condominium pursuant to this
~ Declaration by amendment hereto, shall consist of the real property more
- particularly described in Exhibit C attached hereto and made a part hereof
(the "Phase III Land") and those improvements, including, but not limited to,
Buildings 627, 629, 631 and 930 and the parking facilities shown on Exhibit
C-1 attached hereto and made a part hereof , the said Exhibit C-1 being a
survey and plot plan for Phase III (the "Phase III Survey") .
