The S~ of the S~ of the S~ of the following described tract of land: The South 20 acres of Lot 2, and all of Lot 3, said lots being in Section 1, Township 36 South, Range 40 East. Said description contains 106 acres more or less, according to the United States Survey. The dividing line of the 106 acre tract to be run straight from Indian River to Savannah and thence across Savannah to the West line of said Lot 3, so as to malts equal river front, equal land and equal Savannah on each half. This description covers 13k acres more or less, situated in Lot 3, Section 1, Township ~6 South, Range 40 East; LESS AMID EXCEPTING the right-of-way of the Florida East Coast Railway Company heretofore deeded to said Canpany and also EXCEPTING the right-of-way of the Dixie Highway. The herein described parcel being the southernmost lot designated "H.S. 'IIl~1A.S" on an Unofficial Plat of Section 1, Township 36 South, Range 40 East, appearing in the records of St. Lucie County. LESS AND EXCEPT the South 100 feet of the herein _ described lot as the same was conveyed to AN'hiONY - R. MA.SCIA and wife by Deed recorded in Deed Book 165, Page 145, of the Public Records of St. Lucie County, Florida.
