2. The Mortg~gee may, at his option, and w~ithuut waiving his ~ight to accrlerate the indebtrdnr~~ hrreby secured
and tu foreclose the same. pay eilher before or after deliyuency any or all ot Ihuse certain ubligationx reyuired by the terms
hereof tu be paid by the Mortgagor for the protection of the mortgage security or for the cullection of the indebtedne~
hereby secured. All sums so adw,~nced ur paid by the Mortgdgee shall be charged intu the mortgage accuunt anJ becume an
integral part thereof, subject in al) respects to the terms, conditions, and cov+enantc of the aforesaid prumi~wry nute, and this
mortgage, as fully and to the same extent as though a part ot the original indebtedness evidenced by said nute and ~ecured by
this mortgage, excepting however, that said sums shall be repaid the Mortgagee torthwith upun its dema~~d and be in additiun
to the regular monthly installments provided by the mortg,~ge note.
3. That the abstract or abstracts of title covering the mottgaged property ~hall at ~11 timei, during ihe lite c?f this
murtgage, remain in posses~ion of the Mortgagee and in event of the forecl~sure of this mortgage or other tran~fer of title to
the mortgaged property in extinguishment of the indebtedness secured hereby, all right, title and interest of the rtortgagor in
and to any such abstracts o( title sha0 pass to the purchaser or grantee_
4. To the extent of the indebtedne~ ot the MortgAgur to the Mortgagee described herein or secured hereby, the
Mortgagee is hereby subrogated to the lien or liens and to the rights of the uwners and holders thereof of each and every
~ mortgage, lien ur other incumbrance on the land described herein which is paid and/or sati~fied, in v?fiole or in part, out of
the proceeds of the luan deycribed herein or secured hereby, and the respective liens of said mortgages, liens ur other incum-
brances, shall be and ihe same and each otthem hereby is prrserved and shall pass to and be held by the Nurtgagee herein as
security for the indebtedness to the Mortgagee herein desmbed or hereby secured, to the same e~tent that it would have been
preserved and would have been pas~d to and been held by the ylortgagee had it been duly and regularly a~~igned, tr~ns-
(erred, set orer, and delivered untu the Nortgagee by separate deed of assignment, notwithstanding the fact that the same
may be satisfied and cancelled of record, it being the intention of the pariies hereto that the same will be satisfied and can-
celled uf record by the holders thereof at or about the time of the recording of this mortgage.
5. In the e~~ent the owner~hip of the ntortgaged premises, ur auy part thereof, becomes vested in a perwn uther than
the !1lortgagor, the ~tort~gee may. without nutice to the Nortgagor, deal with wch succe~sor or succeiu~rs in interest w•ith
