20. A.csi~ameat ot Reats; Appoialmeat of Receive~. Ax additional security hercunder, Borrower hercby assigns to
Leock~ the rcnts ot the Property, provided that Borr+ower shall, prior to accderation under paragraph 18 hereof or abandon-
mrnt ot the Property, have the right to collect and rctain such rents u t6ey become due and payabk. i
Upo~ accelcration under paragraph 18 hcroof or abandonme~t of the Property, Lende~ shall be entitkd to have a
receiver appointed by a court to enter upon, take possession ot and manage tht Property and to collect the n~ts of ihe ~
Prope~ty. including those past due. All rents collected by the receiver shall be applied fint to paymenl of the costs ot ~
management of the Pro~erty and collection of rents, including, but not limited to, roceiver's fea, prcmiums on receiver's i
bonds and reuonabk attorney's fees. and then to the sums secured by this Mortgage. The receiver shall_ be liable to account
only for thou rcnts actually received.
,21. F~turie Ad~asces. Upon request by Borrower, l.ender, at Lender's option within twenty yean from the date of this ,
Mongage. may make Future Advanca to Borrower_ Such Future Advances, with interat theroon, shall be secured by this
Mortgage when evide.nced by promissory nota stating that said nota are secured hereby. At no time shall the principal
amount of the i~debtedness socured by this Mortgage, not including sums advanced in accordaace herewith to protect the
security of this Mortgage, excood the original amount of the Note plus USf.-
22. Rdeare. Upan payment of all sums secured by thia Mortgage. Lender shall rclease this Mortgage without chuge
to Borrower. Borrower shall pay all coats of recordation, if any.
23. Attoraey's Fees. As uxd in this Mortgage and in the Nute. "attorney's fees° shall include attorney's fees, if any,
which may be awankd by an appellate court_ '
