20. Aad~u~ewt of Reatfi Appolntinent ot Receive~. As additional security hercunde~, Borrower hereby assigns to

ment o! the Property. have the right ta collect snd retain such rcnts as tbey become due and payabk.
Upon acceleration under puagraph 18 hereot or abandonment of the Property. l,ender shall be entitled to have a
receiver appointed by a coun to e~ter upon, take possession of and manage the Propeny and to collect the rents of ihe
Property, including those put due. All rents collectal hy the rcceiver shall be applied flrst to payment o( the costs of
management of the Propeny and collection ot rents, including, but not limited to, roceiver's fea, prcmiums on receiver's
bonds and reuonable attorney's fees. and then to the sums secured by this Mortgage. The receiver shall be liable to account
only for those rents actually receivcd.
21. Frtrre Ad~aoce+s. Upon request by Bo~rower, I_ender, at I.enckr
s option within twenty yeats from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with interest thercon, shall be secured by this
Mortgage when evidencod by promissory notes stating ~hat said notes arc socured hereby. At no time shal! the principal
amount of the indebtodness securod by this Mortgage, not induding sums advanced in accordance herewith to protect the
xcurity of this Morigage. excced the original amount of the Note plus USS.
2i Release. Upqn payment oi all sums secured by this Mortgage. Lender shall release this Mongage without chuge
to Borrower. Borrower shalt pay all costs of recorda~ion, it any.
23. Attorney's Fees. As used in this Mortgage and m the Note, "attorney's fees" shall include attorney's fees, if any,
which may be awarJed by an appellate court.
