all breaches o( any other covenants or agrame~ts o( Borruwer contained in this Mon~a~e; (c). Borrower pays all «uonable ;
expenses incurred by Lender in e~forcing the covena~ts and agreements of Botrower contained in this MortgaQe and in
enforcing I.ender i remedia u provided in paragrauh 18 hereof, including. but not limited to. reasonable attorney'~ tea; and
(d) Borrower taka such action as Lender may rcasonably require to assure that the lien of this Mortpge. I.ender': i~terest
in the Properiy aad Bomower's obligation to pay the sums secured by this MoAgage shall co~tinue uaimpaired. Upon such
payment and cura by Borrower. this Mongage and the obligations securcd hercby shall remain in full force and effect u if
no acceleration had oceurred. -
20. A~i~ameat ot Reat~ AppoiMmeat ot Receirer. As additional security hereunder, Borrower hercby usigns to
t.ender the rents ot the Property, provided that Borrower shall, prior to accekration unde~ Paragraph 18 hercof or abandon-
ment of the Property, have the right to collecl and retain :uch rents u they become due and payabk.
Upon acceleratio~ under parag~aph 18 ~Aerco( or abandonment of the Pmperly, Lende~ shall be e~tidod to have a
receiver appointed by a court to enter upon, take possession of and manage the Pmperty and to collect the rents of the '
Propcrty, including thosc past dua All ~ents colla;ted by the rcceiver shall be applied first !o payment of the costs of
managemeM of the Property and collection of rents; including; but not limited to, rec~iver
s[ees, premiums on rcceiver's
bonds and reasonabk attomey's fces, and then to the sums secured by this Mortgage. The receiver shall be liable to account i
only tor ~hose nnts actually received.
21. Foture Advancts. Upon request by Borrower, l.ender, at Lender's option within twenty yean from the date of this
Martgage, may make Future Advances to Borrower. Such Future Adva~ca, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating that seid ~otes are securcd hereby. At no time shall the pri~cipal
amount of the indebtedness securcd by this Mortgage, no~ including sums advanced in accordance herewilh to protect the
security, of this Mortgage, excoed the original amount of the Note.plus USS.
22. Rekase. Upqn payment of all sums secured by this Mortgage. Lender shall rcleue this Mongage without charge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Aftorney's Fees. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fets, if any.
which may be awarded by an appellate coun.
