20. Assi~ament ot Rentx Appotntment ot Receire~. As additanal sceurity hereunder. Borrowe~ hereby usigns to ;
~ender the rcnts of the Property, provided that Borrower shall, prior to acceleration unde~ paragraph 18 hereof or abandon-
ment of the Property, have the right ta coltect and retain such rentc as t6ey become due snd payable.
Upon acceleration under paragraph 18 hercof or abandonment of the Property, L.ender shall be entitled to have a
receiver appointed by a court to enter upon. take possession af and manage the Property and to collect the tents of the
Property, including those past due. All rents collected by the receiver shall be applied first to payment of the costs of
management o! the Propeny and collection of rents, including, but not limited to, roceivers fees, premiums on receiveri ;
twnds and reasonable attorney's fees, and then to the sums secured by this Morigage. 71~e receiver shall be iiable to account

21. Fotpre Advsoces. Upan request by Borrower, I.ender, at I.ender's option within twenty years from the date of ihis
1Nortgage, may make Future Advances to Borrower. Such Future Advances, with interest thercon, shall be secured by this
Mortgage wheo- evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal `
amount of the indebtedness securcd by this Mortgage, not including wms advanced i~ accordanct herewith to protect the E
security of this Mortgage. exceed the original amount of the Note plus USS. 3
22. Rekzse. UpQn payment of all sums secured by this Mortgage, Lender shall r+elease this Mortgage without chuge ~
to Borrower. Borrower shaU pay all costs of recordation, i[ any. ~
23. Attorney's Fees. As used in this Mortgage and in the Note. "attomey's feei' shall include attorney's fces. if any, 4
