20. A.ssi~so~eat of Reat~ AppoiMment of Receiver. As additanal security hercunder. Borrower hereby assigns to ~

ment of the Property. have the right to collect and rctain such rcnts as they become due and payabk. ~
Upon acceleration under paragraph IR hereot or abandonment of the Property, Lender shall be entitled to havt a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect ihe rents of the !
Propeny, inctuding those past due. All rents collected by the receiver shall be applied first to payment of t6e costs of
management of the Property and ~ollection of rents, including, but not limited to, receiver's fees, premiums on receiver's ~
bonds and reasonabk attorney's tees, and then to the sums securcd by this Mortgage. 'ihe receiver shall be liable to account • ~

21. Future Advaecra. Upon requcst by Borrower, l.ender, at I.ender's option within twenty years from the date of this ~
Mortgage, may make Future Advances to Borrower. Such Futurc Advances, with interest thereon, shall be secured by this i
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal ;
amount of the indebtedness socurcd by this Mortgage, not including sums advanced in aocordance herewith to protect the `

22. Release. Upqn payment of all sums secured by this Mortgage, Lender shall release this MortgaRe without charge

which may be awarckd by an appcllatc court. ~
