all breacha of any other covenants or aareeme~ts ot Borrowe~ contained in this Mongage; (c) Borrower pays all reasonable
eacpenses incurred by Leader in enforcing the covenants and agreemenu of Borrower contained in this Mortgage and in
enfoccina Lender's nmedia as provided in pangraph 18 hereof, including, but not limited to, reasonable attomey's fees: and
(d) Borrower takes such action as [.ender may rcasonably require to assure that the lien of this Mongage. Lender's intereat
in the Property aad Borrower's obligation to pay the sums securcd by this Mortgage shall continue urtimpaired. Upon auch
payment and cure by Borrower~ this Mortgage and the obligations securcd hereby shall remai~ in full force and effect as if
no accelention had occurred.
20. A~oweM ot Reot~ AppolMmeat ot Receiver. As additional security hercunder. Borrower hereby assigns to
Lender the rents of the Propeny. provided that Borrower shall, prior to acceleration under p~ragraph 18 hereof or abandon-
ment of the Property. have the right to collect and retain such rents u they become due ar~d payable.
Upon acceleration under paragraph IS hereof or abandonment of the Property, Lender shall be entitlod to have a
rcceiver appoiated by a court to enter upon, take possession of and manage the Property and to collect the rents of the
Property. including tl~oae put due. All rents collected by the nceiver shall be applied first to payment of the costs of
management of the Property and collection of rents, including, but not limited to, receiver's fees, premiums on receiver's
bonds and reasonabk atiorney's fees, and then to the sums securcd by this Mortgaga The receiver shall be liable to account
only for those renta actually received.
21. Fytnre Ad~ancd. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advanca to Bomower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evidencod by~pwmissory nota stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mongage. not including sums advanced in accordance herewith to protect the
security of thia Mortgage, exceed the original amou~t of the Note plus USS. . • . • . . . . . . . . . . . . . . . . . . . . . .
2Z. Rdeare. Upon payment of all sums secured by this Mortgage. Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Attorney's Fees. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fces, if any.
which may be awarded by an appellate court.
