20. A~omest d Re~ Appoldmeat ot Receivu. As additional security hercunder. Borrower hercby assigns to

Upon acceleration under paragraph 18 hercof or abandonment of the Property. I.ender shall be entitled to have a '
rcceiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rents of the t
Property. including those past due. All rents collected by the roceiver shall be applied fint to payment of tt~e costs of i
management of the Property and collection of rents, including, but not limited to. rcceiver's fees, prcmiums on receiver's
bonds and reaionabk attoraey's fxs. and then to the sums secured by this Mortgage. 'I1~e roceive~ shall be liable to accouat

21. F~re Ad~~sces. Upon request by Borrower, Lender, at Lcnder's option within tweoty yeus from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be securtd by this
M~rtgap[e when evideaced by pmmissory notes stating that said notes are socured he~eby. At no time shall the principal
amount of the indeMednas secured by this Mongage, not including sums advanced in aocordanoe 1~e~w~th io protec.t the :

22. Reiea~e. Upc~n payment of all sums socured by this Mortgage. Lender shall rtlesse this Mortgage withoat chuge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Ador~ey's Rees. As useci in this Mortgage and in the Note. "attorney's fees" shall include attorney's fces, if any,
which may be awardod by an appellate court.
