SECTION II (the "Condominium") according to the Declara-
tion of Condominium thereof, recorded in Official Records
Book 304 at Pages d 396 through of the Public
Records of St. Lucie County, Florida as such Declaration
may have been amended by any amendments thereto
hereto filed in the Public Records of St. Lucie County,
Florida including, but not limited to, any amendment to
add the aforesaid Phase to the Condominium (if such
Phase be other than Phase I thereof).
Grantee, by acceptance hereof, and by agreement with Grantor hereby
expressly assumes and agrees to be bound by and to comply with all of the
I' covenants, terms, conditions and provisions set forth and contained in the
~ aforedescribed Declaration of Condominium, including, but not limited to, the
' obligation to make payment of assessments for the maintenance and operation
; of the Condominium which may be levied against the above described Apart-
~ ment. Grantee expressly acknowledges the existence of a Settlement Stipula-
~ tion and Agreement for and Grant of Easements and Other Rights (the "Settle-
~ ment ~Stipulation") and a Dec]aration of Protective Covenants and Restrictions
~ (the Protective Covenants") , as hereinafter set forth . The Settlement Stipu-
~ lation provides for this Condominium to be served by certain facilities of High
~ Point of • Fort Pierce Condominium Section 1 and the Protective Covenants
provides for certain land use covenants upon the land areas described Lherein
~ (including, but not limited to, portions of the land areas included within this
ry Condominium) and provides for certain drainage easements and other ease-
~ ments and rights including, but not limited to, the "Raad~tiay Easement",
~ "Sewage System Rights", "~~'ater System Riyhts" and "Future Development
~ Property Drainage Easement", all as are more particularly described therein,
all in addition to the other matters set forth in the Settlement Stipulation and
~ Protective Covenants, v~•nich other matters include, but are not limited to, the
obligation to pay cerLain "Assessments" as are - respectively set forth in the

~ Settlement Stipulation and Protective Covenants. Grantee expressly acknow -
~ edges and assumes the obliyation to pay the amounts assessed against the
