prior to entry of a judgment enforcing this Mortgage if: (a) Borrower pays Lender all sums which would be then due under
this Mortgage, the Note and nota secu~in~ Future Advaaca, if any. had no acceleration occurred; (b) Bormwer cures
all breaches of any olher covenants or agreements of Borrowe~ contained in this Mortga~e; (c) Borrnwe~ pays all reasonable
expenses incurred by Lender in enforcing the cove~ants and agreements of Botrower coatained in this Mortgages and in
enforcing Lender's nmtdies as provided in patagraph 18 hercof, including, but not limited to. rcuonable attorney's fots: and
(d) Borrower taka such action as Lender may reasonably require to assure that the lien of this Mortgage. I.ender's inteteat
in the Properry and Bomower's obligatio~ to pay the sums securcd by this Mortgage shall continue unimpaired. Upon such
payment and cure by Borrower, t6is MoRgage aod the obligations securcd hercby shall rcmain in fu11 fora and etfect as if
no acceleration had occurred.
20. Asd~ameat of Reab; AppoLNmeat of Receiver. As additional security hereunder. Borrower hereby assigns to
Lendtr the rents of the Property. provided that Bomower shall, prior to acceleration under paragraph 18 heroof or abandon-
ment of the Property. have the right to collect and retain such rents as they become due and payabk.
Upon acceleration under puag~aph 18 hereof or abandonment of the Pmperty, Lender slull be entitlcd to have a
receiver sppointed by a court to enter upon. take possession of and manage the Property and to collect the nnts of the
Property. including thoae past due. All rents collxted by the receiver shall be applied fint to payment of the cosu of
management of the Pmperty and colle~:tion of rer~ts. including, but not timitcd to. nceiver's fea, premiams on meiver's
bonds and reasonabk attorney's fces, and then to the sums secured by this Mortgage. The receiver shall be liable to accour~t
only for ~hose rents actually roceived.
21. Foture Advanc`es. Upon nquest by Borrower. Lender, at Lender's option within twenty yesrs from the date of this
Mortgage. may make Future Advanca to Borrower. Such Future Advanca, with interest thereon. shall be secured by this
Mortgage when evidenced by promissory nota stating that said notes are secured hercby. At no time shall the principal
amouat of the indebtodness secured by this Mortgage. not including sums advanccd in accordance herewith to protect the
security of this Mortgage. excood the original amount of the Note plus USS. . . . . • . . . . . . . . . . • . . . • . .
22. Rekase. Upon payment of all sums secured by this Mortgage. Lender shall release this Mortgage without chuge
to Borrower. Borrower shall pay all costs of recordation. if any.
23. Attoroey's Fces. As used in this Mortgage and in the Note, "attorney's fees" shall include attomey's fces, if any,
which may be awarded by an appellate court.
