DOLLARS and other good and valuable consideration paid by Grantee, the
receipt of which is hereby acknowledged, has granted, bargained, and sold to
Grantee and Grantee's heirs and assigns forever the folIowing described real
property situated, lying and being in St. Lucie County, Plorida, to wit:

Grantee, by acceptance hereof , and by agreement with Grantor hereby
! expressly assumes and agrees to be bound by and to comply with all of the
covenants; terms, conditions and ~ provisions set forth and contained in the
; aforedescribed Declaration of Condominium, including, but not limited to, the
E obligation to make payment of assessments for the maintenance and operation
f of the Condominium which may be levied against the above described Apart-
~ ment. Grantee expressly acknowledges the existence of a Settlement Stipula-
~ tion and Agreement for and Grant of Easements and Other Rights (the "Settle-
~ ment Stipu]ation") and a Declaration of Protective Covenants and Restrictions
~ (the 1°Protective Covenants"), as hereinafter set forth. The Settlement Stipu-
~ lation provides for this Condominium to be served by certain facilities of High .
~ Point of Fort Pierce Condominium Section 1 and the Protective Covenants
~ provides for certain land use covenants upon the land areas desc-ribed therein
x (including, but not limiied to, portions of the land areas included within this
~ Condominium) and provides for certa;n drain.3Ue easernents and other eGse-
~ ments and rights including, but not limited to, the "Roadway Easement",
~ "Sev+age System Rights" ,"~ti'ater System Rights" and "Fu ~ure Development ~
~ Property Drainage Easement", all as are more particularly described therein,
~ all in addition to the other rnatters set forth in the Settlement Stipulation and
~ Protective Covenants, which other rnatters include, but are not limited to, the
~ obliyation to pay certain "1lssessments" as are respectively seL forth in the
SetttemenL Stipulation and Protective Covenants. Grantee expressly ac~no:vl-
; edges and assumes the obligation to pay the amounts assessed against the
~ Apartment under both the Settlement Stipulation and Frotective Cove:~ants and
acknowledges that "Assessments" under both the Settlement Stipulation and
