WITNESSETH-
That Grantor, for and in consideration of the sum of TEN (510.00)
DOLLARS and other gaod and valuable consideration paid by Grantee, the
receipt of which is hereby acknowledged, has granted, bargained, and sold to
Grantee and Grantee's heirs and assigns forever the following described real
property situated, lying and being in St. Lucie County, Florida, to wit:

' Grantee, by acceptance hereof, and by agreement with Grantor hereby
` expressly assumes and agrees to be bound by and to comply with all of the
i covenants, terms, conditions a:~d provisions set forth and contained in the
; aforedescribed Declaration of Condominium, including, but not limited to, the
~ obligation to make payment of assessments for the maintenance and operation
~ of the Condominium which may b.e levied against the above described Apart-
ment. Grantee expressly acknowledges the existence of a Settlement Stipula- .
~ tion and Agreement for and Grant of Easements and Other Rights (the "Setde-
I ment Stipulation") and a Declaration of Protective Covenants and Restrictions
' (the "Protective Covanants"), as hereinafter set forth. The Settlement Stipu-
~ lation provides for this Condominium to be served by certain facilities of High
~ Point of Fort Pierce Condominium Section 1 and the Protective Covenants
provides for certain land use covenants upon the land areas described therein
~ (including, but not limited to, portions of the land areas included within this ;
~ Condcrr~inium) and provides for certain drainage easements and other ease-
? ments and rights including, but not limited to, the "Roadway Easement",
~ "Sewage System Rights" ,"~ti'ater System Rights" and "Future Development
~ Property Drainage Easement", all as are mare part~cularly described therein,
~ all in addition to the other matters set forth in the Settlement Stipulation and
~ Proiective Covenants, which other matters include, but are not ]imited to, the
~ obligation to pay certain "Asses~;nents" as are respectively set forth in the
" Settlement Stipulation and Protective Covenants. Grantee expressly acknowl-
edges and assumes the obligation to pay the amounts assessed against the
Apartment under both the Settlement Stipvlation and .Protective Covenants and ~
~ ackno~vledqes that "Assessments" under both the Settlement Stipulation and
Protective Covenants against all properiies now or hereafter included within
